2. Reservations and Booking Confirmation
Accommodation at Metsä Kolo is booked by contacting us personally by email or telephone.
Guests are responsible for familiarising themselves with the accommodation description, facilities, practical instructions and these booking terms before confirming their reservation.
A reservation becomes binding once Metsä Kolo has confirmed it in writing by email and the guest has accepted the booking terms.
The booking confirmation includes:
the accommodation and dates of stay
the number of guests
the total price and any additional charges
payment terms
practical information about arrival and the stay.
Guests are responsible for providing accurate contact and booking details. Any changes to the information provided must be communicated to Metsä Kolo without delay.
3. Prices and Payment
Accommodation prices depend on the booking dates, the accommodation selected and the number of guests. Metsä Kolo uses dynamic pricing, meaning that prices may vary depending on the time of year and demand.
The total price is always communicated to the guest before the reservation is confirmed. All prices include the applicable VAT.
Payment Terms
When making a reservation, the guest receives an invoice for a booking deposit, normally amounting to 30% of the total accommodation price.
The reservation is confirmed once the booking deposit has been paid and the payment has arrived in Lapin Metsäläinen Oy’s bank account.
The remaining 70% of the accommodation price is due no later than one month before arrival.
For reservations made less than one month before arrival, the full accommodation price is invoiced at once.
The payment due date is stated on the invoice. The usual payment period is 10–12 days.
Guests are responsible for paying invoices by the due date. In the event of late payment, statutory late-payment interest and collection costs may apply.
4. Cancellations and Changes
All cancellations and booking changes must be submitted in writing by email to alexandra@lapinmetsalainen.fi.
The cancellation date is the date on which Metsä Kolo receives the guest’s written cancellation notice.
Cancellation by the Guest
If a guest cancels a confirmed reservation, the following cancellation fees apply:
If at least 30 days remain before the start of the stay, the cancellation fee is 50% of the total booking price.
If fewer than 30 days remain before the start of the stay, the cancellation fee is 100% of the total booking price.
If the cancelled accommodation can be resold for the same dates, Metsä Kolo will refund the guest the amount received from the new booking, up to the amount originally charged to the guest, less any reasonable additional costs arising from the resale.
Special offers or promotional rates may have different cancellation terms. Any exceptions will be communicated to the guest before the reservation is confirmed.
Changes to Reservations
Changes to booking dates or other reservation details must always be agreed separately with Metsä Kolo.
Changes are subject to availability and may affect the total price. Any applicable change fee will be agreed with the guest in advance.
If a rescheduled reservation is later cancelled, the original cancellation terms apply unless otherwise agreed in writing at the time of the change.
5. Cancellation by the Service Provider
Metsä Kolo reserves the right to cancel a reservation if the accommodation cannot be provided due to force majeure or another exceptional circumstance beyond the service provider’s control.
The guest will be informed of the cancellation without delay. All payments made for the affected reservation will be refunded in full.
Metsä Kolo is not liable for any indirect costs incurred by the guest due to force majeure, such as travel or transportation expenses. We recommend that all guests take out suitable travel insurance.
